Let us remember the limitation of the simplified method according to the Technical Building Code before energy certification.
With the entry of the Technical Building Code in 2006, a series of limitations are identified for the simplified option with the DB HE Energy Saving. In other words, all those properties that were built under the protection and entry of the aforementioned technical code will have limitations in the use of the CE3X and C3X applications.
I want to clarify that we can perfectly have a Building built in 2009 and the duty to carry out the energy certificate currently, mainly because we cannot access the Project where the energy rating is supposed to be assigned. It may even be that in 2009 when the project was handed over to the professional association for review / visa, "such a point was overlooked."

What are the conditions to be met and regulations? (Remember that only for Buildings covered by the 2006 Technical Code)

The following transitory regime is established for the application of the basic requirements that are cited contained in the Technical Building Code, without prejudice to the provisions of the third final provision of this Royal Decree on its entry into force:
1. During the six months after the entry into force of this Royal Decree, the basic requirements developed in the following Basic Documents may be applied:
a) "DB SI Safety in case of Fire".
b) "DB SU Safety of Use".
c) "DB HE Energy Saving". The basic requirement of limitation of the demand HE 1 will be applied compulsorily when it has not chosen to apply the provision cited in section 1.a) of the second transitory provision.
We are going to the DB HE Energy Savings (Access to the Document … HERE):
3.2.1.2 Applicability. (3.2 Simplified option)
1.- The simplified option can be used when the following conditions are met simultaneously:
a) That the surface of the holes in each façade is less than 60% of its surface;
b) That the skylights area is less than 5% of the total roof area.
2.- As an exception, openings surfaces greater than 60% are allowed in those facades whose areas represent a percentage of less than 10% of the total area of the building facades.
3.- Those buildings whose enclosures are formed by non-conventional constructive solutions such as Trombe walls, parietodynamic walls, attached greenhouses, etc. are excluded.
4.- In the case of rehabilitation works, the criteria established in this option will be applied to the new enclosures.
Simply with this post we want to remind the Certifying Technicians not to rush so much in making a decision on a budget as in the realization of the Energy Certificate.
