Real estate investors on the hunt for the green building

Real estate investors are looking for BREEAM certification.

A recently published survey of more than 100 real estate investors in Europe where a series of questions has been asked about trends in sustainability aimed at the construction sector, sustainable and green real estate.

As conclusions to be highlighted, the "Awareness of sustainability" is increasing both in governments, administrations, industry and the final objective, the consumer.

Although it is recognized that the investment is greater when we speak of "sustainable or green" concepts in real estate, it is contrasted that the future buyer or tenant, the occupant, accepts such fact as valid and is willing to pay for it. To this end, investors propose to study their clients, be they future tenants or buyers to adapt the buildings to their needs and requirements.

Before the different certification models such as; LEED, BREEAM, DGNB… etc. There is a preference on the part of investors, the BREEAM certification that reaches around 60%.

Investors prefer 'green' certified buildings for their real estate portfolio

From buyers; 71% would accept higher costs in order to provide buildings that are more respectful with the environment and energy efficient in response to the needs of their clients.

80% believe that a single certification body would be more consistent, with 88% accepting the need for certification to determine the quality of construction.

Where are the investors most interested in green buildings located - by country?

The importance that investors estimate in introducing their capital for new construction in green buildings is 46% of those surveyed who think it is very important. 47% is important and 7% think that they are not important.
